Hiya,
I've been meaning to get involved in this forum for ages but it's just occurred to me that you lot may be able to offer me some useful advice!

I'm about to buy a tenement flat in Glasgow and need area advice. I live in the southside just now but am downsizing. I have to point out I've not started really looking yet and have a lot of areas to check out but here's what I'm pondering...

I keep hearing rumours of Kinning Park being a good place to buy but amn't convinced how nice it is to live in. I'll be living on my own so want somewhere safe and not on a ground floor. I don't want to be too far away from the city for socialising and for work, and for good public transport. Upper Cardonald and Mosspark are other areas I've been wondering about. It'd be nice to live in Yorkhill but I've yet to see anything for sale there and I'm not sure if it's reached west end prices. I know Battlefield and Cathcart are viable options, and Mount Florida and Shawlands if I can find one I can afford there. But... I just don't know if I'm missing somewhere! Not to mention trying to figure out if I buy or sell first. My brain hurts :(

I'd really appreciate any words of wisdom you have about bits of Glasgow.

Some good streets in Kinning Park and maybe the new media villiage may attract some of the BBC/STV lot to move nearer to their work from the leafy west end. Some totally scummy closes too. Try asking the folks who live there what's like if you go to any viewings. You'll find it gets busy/noisy/messy on match days.

Again some good areas, some bad. Even if you live in a good bit, you still have to go through some crappy bits to get there.

It's expensive. Lots of rented properties to cater for the students/nursing staff.

It's cheaper on the other side of Queens Park -Govanhill/Crosshill. Good transport, shops, good streets/bad streets, good closes/bad closes.

If you want to live in a bam-free area live on Mull.

Why not keep your flat to let it out & buy another to live in..We moved from Shawlands & bought a house over here while letting out the flat through a reputable letting agency..

I used to work in Cardonald and it seemed to be a nice enough area. Not 'posh' like the West End but a decent working class part of the city. However if I remember correctly our building was next to a Police dog kennel and they made quite a lot of noise! I'm not sure I'd want to live close to them!

The problem with Cardonald is you are quite a bit away from any underground, the train station was out of the way and it's a relatively long bus journey up Paisley Road West (with plenty of weirdos on the top decks!)

I never had any problems but recently it seems anytime I look at the news there is violent crime down that way with gangs and so forth. I don't know if it is confined to specific areas though. The area of Cardonald I knew was mostly single or two storey houses so I don't know if there are many flats to rent.

I didn't like Mosspark so much. It had a bit more of a 'schemie' feel to it.

If it was me I would be looking at Battlefield.

Hi Julie,

I wouldn't recommend Kinning Park at all. The houses look nice, but match days/night time/twilight it isnt too good. Ok if you plan to drive somewhere else to socialise etc and then drive back to your front door. People I know who grew up round that moved out as soon as they could.

Battlefield/Cathcart/Shawlands/Cardonald/Mosspark are generally good areas. If you can go for the upper end of the tenemental market (south of Queens Park) or go for one of the two/four in a blocks in Cardonald/Mosspark. Friends in all of these areas have never had any real problems compared to ones in other areas.

Battlefield is great! I have just bought in this area and can thoroughly recommend it. quality tenements, quiet without being dead, lovely surroundings (especially along the route of the Cart, although flooding can be an issue....)

another issue is how small these areas are - cathcart runs on to battlefield for example so dont always rely on just searching the one area....:)

I also would not reccommend KP. I used to live quite near there and didnt like it. Its too noisy and busy.The pubs are rough too.! I would try QP, Crosshill (not Govanhill), Shawlands or Battlefield.
top end of Victoria Road isnt bad either.
Having said that I have 2 flats that I rent out, both north of the River. :oops:

Aye right media types in Kinning Park. I can just see it, "Fancy popping out to the Grapes Bar for a glass of white wine dear?". ::):

fuck all wrong with kinning park, flats are a good size and afordable, walkable into city center transport is good. being a cyclist it gives me excellent access into city center, west end and south side. get a wee bit loud on match days but bar a few hours on either side of the match is not a big hassle. it reminds me of denniston ten years or so ago.

I quite like Cardonald myself actually. Considerably nicer than Ibrox/Cessnock/Kinning Park anyway. There always seem to be reasonably priced 4 in a block type cottage flats available for sale there, although several people have told me that the Western Heritable houses in South Cardonald are inferior to the ex-council properties. The sound insulation in the WH houses is more or less non-existent apparently.

As for public transport, I really don't think Cardonald is as far from the city centre as many people perceive it to be. You've got loads of buses going up and down Paisley Road West, certainly during the daytime, obviously not as many in the evening. If you wanted to go to the West End you could just get off the bus at Cessnock and hop on to the Subway. And you can get trains from Cardonald Station on Berryknowes Road.

Mosspark is very nice too, although as Konstantini said it is just a little bit 'schemie'. But the property prices tend to be quite a bit higher than Cardonald - it's mostly semi-detached houses and two bedroom terraced cottages which come up for sale there.

As for tenements, well I'm prejudiced. I've lived in tenements for many years and if I do get the chance to move before I fall off my perch I never ever want to live in one again.
