thing is, my mortagage broker knows who did the survey for another prospective buy and i got all the info for free... and they valued it at 130k !

so looks like it may go for near 50% over the asking :cry: :(

That is a bit much.

I know they do it to get prospective buyers through the door but dropping the o/o price to that level is just bringing in folk who can't stretch that far and wasting everyone's time.
Who needs a six pack....when you've got a keg!!!

I completely agree, no offence Iain but I think the vendor and estate agent(s) are having a laugh. I'd also take survey info which comes to you second hand with a pinch of salt - it is useful to know but don't base your final offer on this.

Do you know how many notes of interest there are? If there are a fair few then it is reasonable to expect a closing date, just give the best offer you can comfortably reach to :wink:

I'll tell you where I am coming from - my boyfriend has just had a verbal acceptance on a two bed house in Linthouse (he is also FTB). I think everyone finds the process different but for him at times it was quite hard going particuarly regarding an offer being rejected on a house he really liked. and with this house it is not over yet! A few missives are being dealt with

I believe Linthouse is kind of in the same boat as Ibrox - good commuter links (right next to the Clyde Tunnel/Govan underground - a few mins away from the West End and City Centre) and over the next few years plans of major re-generation to the area - well Govan at least.

A two bed here I would completely guess goes for 70,000 (sold price).

anyway Iain best of luck, the best bit about the whole thing is having a nose round other folks homes

Apparently a non starter Ibrox Station. Concerns over crowds, but also timing stoppers into the congested schedule, esp with GARL.

Re what you were saying about it going for over the usual 30%, some Estate Agents (not naming names) base their fees on percentage over the actual asking price, hence they put it in quite low, know they'll get more and so they'll get more fees.
Not fair on the purchaser or the seller really!

In my humble opinion, it could be overcome easily.... there is more than enough space inbetween the two tracks to build at least one more track.... congestion and delays sorted. As for overcrowding, they'd just have to control it like the control Ibrox underground

thanks for the input...

the surveyor said it was worth 130k and there are 14 notes of interest, altho only 2 surveys(?) one type1 and a type2.

I think i am going to offer my absolute budget... i will get drowned out going by the number of mercs and bmw's that surrounded my humble old car parked at the viewing.

i think they will have bought the survey details (suckers haha) and therefore if they know its worth 130k they will chuck in 135+. hey ho :(

and this other one in dennistoun i liked which is offers over 84 for 1 bed has had an offer the owner is considering, to which he will make a decision tomorrow (he said he was told to wait until he got offered 105k)... anyway- looks like tomorrow i will lose out on two blinding (but pricey) flats.

Yeah, go for it.

I have to admit I got a bit nosey and had a look at the house on the GSPC website - I presume it is the house with the double bay feature in the living room 8O - stuning! Quite a grand house to say the least.

Putting it on the market for that price was cheeky. Agents fees pah!

Iain, keep pushing on - my boyfriend spent a year looking, he did have to compromise in some of the things he was looking for, but he is nearly there :D

you'll have yer own wee hoose soon enough :wink:

That'll be more of those bloody buy-to-letters. The worst thing is that they don't give a shit who they let to - they're only in it for the short term capital gain. Changes the whole complexion of a neighbourhood.

yeah thats the one... it looks like a panoramic/fish eye lens pic of the living room but its not, its really that big :)!

yeah lots of buy-to-letters and people who spoke like they had marbles in their mouths.

Within 12 months, the giant ballroom at Glasgow's Thistle Hotel, which is around two-thirds the size of a football pitch, will host 22 gaming tables, 20 electronic roulette machines and six jackpot machines with maximum winnings of £4000.


That's just yer standard regional casino size, Dex, more or less the scope of existing Glasgow casinos. It doesn't look, at first glance, as if there is any connection to the 'Supercasino' issue other than in the Herald's reporting.

I don't think Ibrox (or Glasgow) has a hope of getting the "super casino". I remember looking at the original plans and, based on my experience of other resort style casinos, they were hopelessly inadequate. Not enough hotel space, not enough restaurants, not enough concert/show space, etc. etc.

If a super casino is to be profitable, it needs either a huge local market or to have the punters flying in for gambling holidays.

Other than that, the area is quite nice IMHO. A friend of my son's bought there less than 5 years ago for 25k. I think it still has quite a lot of upside.
