bit late to do anything now, it already has outline permission and is due to start this year...

Almost nothing is too late, if you can make a good argument, show support, and present it all to the correct people. ;)

The former two are easy; the latter is tricky.

Maybe they'll add more clothes shops to the Galleries when the expansion takes place. Cause we really need more clothes shops in there :roll:

The Council has been asked to consider alterations to the Concert Hall Steps in order to improve access to the Concert Hall and the shopping centre. In order for the Council to be satisfied with any such proposal at reserved matters stage it would be required to be assured that the alterations do not impede or restrict pedestrian movements at the junction of Buchanan Street and Sauchiehall Street, that the design of the finalised schemes respects the surrounding buildings and the civic importance of the Concert Hall and in architectural terms provides an appropriate termination to the vistas of Buchanan Street and Sauchiehall Street.

Whilst recognising the need to improve access to the Concert Hall, ADS are concerned by the way that any development could privatise this space and dominate views from Buchanan Street and Sauchiehall Street. ADS do not feel that this iconic space requires an iconic building and urge the applicant to explore alternatives for improving access without jeopardising the successful space that already exists.

Comment: ADS’s comments are noted. The Council is also concerned that any alterations to the Concert Hall steps area should address the fact that the public have personalised this south facing open space. The Council has been asked to consider alterations to this area in order to improve access to the Concert Hall and the shopping centre. For the Council to support any such proposal at reserved matters stage it would be required to be assured that the alterations do not impede or restrict pedestrian movements at the junction of Buchanan Street and Sauchiehall Street, that a quality public space is provided, that the design of the finalised schemes respects the surrounding buildings and the civic importance of the Concert Hall and in architectural terms provides an appropriate termination to the vistas of Buchanan Street and Sauchiehall Street.

The steps in front of the Concert Hall are public realm and should remain that way. It is a popular meeting place and also the focus of the vista up Buchanan Street, which should not be taken away to be the enclosure into the private retail world of the galleries.

Comment: With respect to the Concert Hall Steps, Glasgow City Council owns the freehold and has leased them to the Buchanan Galleries until 2114. The Concert Hall has a right of access over them. In recent years the public have adopted them and it has become a popular place to meet and to sit at. The Council has been asked to consider alterations to this area in order to improve access to the Concert Hall and the shopping centre. In order for the Council to be happy with any such proposal at reserved matters stage it would be required to be assured that the alterations do not impede or restrict pedestrian movements at the junction of Buchanan Street and Sauchiehall Street, that the design of the finalised schemes respects the surrounding buildings and the civic importance of the Concert Hall and in architectural terms provides an appropriate termination to the vistas of Buchanan Street and Sauchiehall Street.

The proposed alterations to the entrance of the Concert Hall and the steps shall have cognisance to the civic importance of the Concert Hall building in particular and Buchanan Street in general, shall not project beyond the existing limit of the steps, shall not borrow any additional space from the street and shall be accompanied by full details regarding the provision of improved public realm surrounding the buildings. Full details of the finalised design shall form part of application(s) for approval of reserved matters or other detailed applications for planning permission.

Reason: In the interests of pedestrian safety.

Reason: In order that the works do not detract from the appearance of the building.

£400m Galleries expansion plans get green light

AMBITIOUS plans for a £400million extension to Glasgow's Buchanan Galleries have taken a major step forward.
The Scottish Government has backed the scheme which will result in the upmarket shopping mall doubling in size to become one of the largest in the UK.
It is hoped work on the massive project will begin by 2010 and be finished in time for the 2014 Commonwealth Games.

The extension will also involve building a new multi-storey car park above Buchanan Street bus station - linked to the Galleries by an elevated walkway, improvements to the bus station to create a new transport hub and the demolition of some of the Galleries' existing car parking to create more shops. It will also create a new restaurant quarter and a "stunning" new entrance to the Galleries and the Royal Concert Hall.

When work is completed, it is estimated the extended shopping complex will attract around 28million visitors each year.

Anyone else fed up of reading about Steven Purcell and his pearls of wisdom in the local rag (Evening Times).

And £300 million? You've been done mate.

Try actually getting 100% use of the units already there. That would be a start.

The Vision for Buchanan Galleries Comes into Vue

The redevelopment vision for the Buchanan Galleries shopping centre in Glasgow has moved a step closer to realisation with two major milestones.

Adding to the centre’s leisure offer, the Buchanan Partnership, a joint venture between Land Securities and Henderson Global Investors, has agreed terms with Vue Entertainment to take 35,000 sq ft in the centre. The new 10-screen Vue cinema will be located adjacent to 10 quality family restaurants, some with external terraces and spectacular views overlooking the Glasgow skyline.

Another major milestone is the release of outline planning consent from Glasgow City Council following an endorsement from the Scottish Government. This planning approval means that The Buchanan Partnership can continue to progress their proposals to extend the existing shopping centre by 700,000 sq ft; construct a new 2,250 capacity, multi-storey car park above Buchanan Bus Station and undertake substantial improvements to the Bus Station to create a new transport hub for the city.

The outline plans also include constructing a pedestrian bridge to connect the centre with the new car park, an atrium entrance to the centre and the Royal Concert Hall and increased retail activity on Buchanan Street, Cathedral Street and Killermont Street. Work on the scheme could begin as early as 2010.

Nick Davis, Development Director, Land Securities, commented:

“With the outline planning consent formally granted we are excited about the future for Buchanan Galleries and by the prospect of housing an extremely successful cinema within the shopping centre. Vue will truly enhance the new leisure offer at Buchanan Galleries by consolidating the centre’s position as the principal retail and leisure destination for families in Glasgow.”

Geoff Moore, Director of Development and Construction for Vue Cinemas, commented:

“Glasgow has one of the strongest cinema attendance figures in the UK and, with the Odeon closing a few years ago, Glasgow film-lovers were left with only one other operator in the city centre. The new cinema at Buchanan Galleries will provide Glaswegians with a brand new, state-of-the-art complex which will be a welcome addition to the already strong leisure offering within the city centre.”

Myles White, Fund Manager, Henderson Global Investors, commented:

“One of our primary aims when planning the extension to Buchanan Galleries was to provide a facility which would not only provide a quality location for new retailers wanting a presence in the City, but would also be attractive to leisure operators.

“A strong leisure offering is a key factor in extending the daily life of the centre, which is good for everyone concerned, and increasing its standing as a destination spot for families, couples and singles alike. To have attracted such a prestigious brand as Vue, clearly demonstrates that we are achieving that goal and gives me further confidence in the future success of Buchanan Galleries.”

So, not content with having made the rail track exiting from Queen Street Station dark and dingy by building over the top of it, we are now going to have Killermont Street and the bus station made dark and dingy by building over the top of them. It's remarkable how much the council hate pedestrians and users of public transport.

Exactly another Anderson Bus Station in the making, They'll realise how bad an idea it was and move the bus station a few years after it is built.

It can be pretty congested with traffic there putting them both together will just make things worse. :?


Exactly my thoughts aswell, bloody Anderson all over again. What an effin waste!
