When I moved to the area in about 2004 there was still an intact 1950s cafeteria operating in Hoey's basement. I do hope someone took photographs at some point.

There are buses and the subway in the west end, train stations are nearby and cycling is better than in most of the city. No need to clog up the already congested roads with a stupid tin box.

Given there were great blooming trees growing out of the windows, I don't think it was ever going to get renovated. Anyone know anything about the pub on the ground floor? Sapphire Bar or something? Presumably it was once packed with thirsty dockers from the quays.
